Fees and Payments
No refund or credit for reduction in length of stay. See cancellation policies below.
- An additional charge of $5.00/person, per night is added for more than 2 guests per reservation – maximum of 4 guests per reservation.
- Metered electric is billed to reservations of one month or longer
- Cancellation Fee of one night (daily rate) for the site type reserved is charged for all cancelled reservations, except yearly.
- Reservation Date Change Fee $10.00 1st request; $20.00 for 2nd request; $25.00 for > 1 month reservation
- Site Change Fee: $10.00 1st request, $20 2nd and subsequent requests if RV not on site; $25 if RV is already on site.
- Late Checkout Fee: A Late Checkout Fee (after 11:30 am) of $5.00 per half hour will be charged for each half hour until checked out. If check out occurs after 3pm, guest will be charged an additional night.
- Storage of vehicles and trailers incurs an additional charge. See rates and details below.
- *Seasonal Premium Fee $100/month for January, February, March (N/A for 6-month or longer reservations.)
- **Any reservations made after any rate changes go into effect will be charged at the new rate.
Payment Requirements:
- Daily and Weekly reservations, less than 1 month: Payment is due in full at time of reservation.
- 1 month to less than 4 months: Payment of 50% is due upon reservation; balance is due upon arrival.
- 4 months, 5 months, 6 months: One month’s monthly rate ($1255 standard sites; $1300 premium sites; $1600 lakefront sites) payment is due upon reservation, one month’s payment is due upon arrival and every month on reservation date until zero balance.
- Yearly Reservations (first year) Designated Payments are due as follows:
One month’s payment upon reservation, upon arrival, and due each month on check-in date until zero balance:
$1,043 (Standard) or $1,162 (Premium)
After first full year, a payment is due each month on the reservation date from April to March for each annual reservation
Cancellation and Refund Policies:
Once a reservation is finalized, reservation length cannot be shortened for refund or credit, or extended to get a more favorable rate. Guest will still be charged the full amount for their reservation unless it is cancelled. No refund or credit is given for a reduction in length of stay regardless of reservation length. The following cancellation fees and policies apply:
Yearly Reservations: one month monthly rate (1/12th of yearly amount stated above) except for Park Model sites
Reservations for 1 month or longer:
- 90+ days prior to reservation start date will receive a full refund, less a one-night cancellation fee at the daily rate for the site type reserved.
- 30-89 days prior to reservation start date will receive a guest credit only, less a one-night cancellation fee at the daily rate for the site type reserved.
- 0 to 29 days prior to reservation start date the first payment will be forfeit in total and no guest credit will be given.
Reservations for less than 1 month:
- 14+ days prior to reservation start date will receive a full refund, less a one-night cancellation fee at the daily rate for the site type reserved.
- Less than 14 days prior to reservation start date the first payment will be forfeit in total and no guest credit will be given.
Terms of use for Guest Credit:
Rebooking is subject to availability, may only be used once, and excludes holidays, holiday weekends and special events. Guest credit IS NOT transferable. Guest credit is valid for 12 months from the issue date. All guest credit and refunds are subject to management review and approval.

2024-2025 Storage Fees:
No on-site storage October-March. RVs left on-site will incur full rent rates. No summer on-site storage is allowed on lakefront sites. On-site storage requires a 6-month reservation. Off-season on-site storage rate is $90/Mo ($540) due upon Spring departure, plus electric. Charges for use of unit during on-site storage will be at daily/weekly rate.
Off-site storage with a 4-month or longer stay – $50/mo +tax. Less than 4-month stay – $55/mo +tax, space permitting. NOTE: Dolly, trailer, and boat storage must be in off-site area and only allowed during guests’ stay, space permitting. No charge for dolly storage. Off-site storage rates incur taxes. Vehicle parking (limited spaces) $10/mo. +tax.
